MRA worked with the Aztar Corporation to assess the feasibility of expanding the existing Tropicana Resort & Casino in Atlantic City to include: a 200,000 sf retail, dining, and entertainment development; a 500-room hotel tower; and a 2,400 space-parking garage. MRA developed an innovative solution to what had been “a persuasive impediment to development” by integrating 4 blocks of development to create a multi-level “street” environment themed around Old Havana. The “Quarter” became the vehicle for re-positioning both the property and the Tropicana’s brand identity. MRA was also asked to serve as Owner’s Representative and to act as Development Partner in executing the RDE portion of the project. The project successfully repositioned the Tropicana, induced a 30 percent elevation in revenues and supported the acquisition of the company at its highest historic valuation. The Quarter has remained the highest grossing retail, dining and entertainment destination in Atlantic City since its 2004 opening.
